How much office space does your team need?

Enter your headcount and a few preferences. You get a room-by-room programme in chargeable square feet — the number a managed-office or leasing quote is priced on — and the seat count to ask for. Free, no sign-up, and you can edit every line.

Your requirement

Step 1 of 2
Growth in the next 12 months Adds seats before anything else is sized.
How the team works Sets how many desks you need per person.
Desk standard Loaded area per workstation, including its share of common areas.
Support areas Tick what you want inside your own space. You can change any of these on the next step.

Chargeable area = carpet area plus your share of common areas, which is how managed offices and leases are quoted in India. Loading is typically 30–45%.

How the calculator works

Start with the people, then the rooms, then the areas that serve everyone. Each line is a ratio a space planner would use as a first pass, so the result is a programme you can hand to a managed-office operator or a broker and get a like-for-like quote.

Rooms and support areas are sized on the full headcount after growth, not on the reduced desk count, because meetings and lunch happen when everyone is in. The ±8% band covers columns, cores and awkward floor plates.

Managed office, coworking or a lease?

Under ~30 seats: a coworking space or a private cabin in one is usually cheaper than fitting out your own floor, and you pay per seat with the rooms shared. 30–200 seats: a managed office gives you a private, branded floor with the programme above, on a 12–36-month term and a single monthly invoice. Above ~200 seats or a term beyond three years: a commercial lease with your own fit-out typically costs less per seat, at the price of capex and a longer lock-in. Our team quotes all three on the same programme so you can compare.

Questions people ask

How much office space do I need per employee in India?

Plan 35–60 sq ft of chargeable area per workstation: about 35 for compact bench seating, 50 for a standard managed-office desk and 60 for spacious layouts. That figure already includes the person's share of corridors, restrooms and common areas. Add cabins, meeting rooms and support areas on top — for a typical team the all-in number lands between 70 and 110 sq ft per person.

What is the difference between carpet area and chargeable area?

Carpet area is the floor you can actually walk on inside your suite. Chargeable (or super built-up) area adds a share of the building's common areas — lobbies, lifts, corridors, restrooms — and is what leases and managed-office quotes are priced on. The loading is usually 30–45% in Indian commercial buildings. This calculator works in chargeable area so the total matches what you will be quoted.

How many meeting rooms does a 50-person office need?

A common planning ratio is one small (4–6 seat) room per 25 people, one medium (8–10 seat) room per 50 and a boardroom per 100. A 50-person team therefore gets two small rooms and one medium room, plus one or two phone booths for calls.

Should I plan for growth?

Yes if you expect to hire in the next 12 months: a lease or managed-office agreement typically runs 11–36 months and adding seats mid-term depends on availability. The growth buffer here adds 10% or 20% to the seat count before anything else is calculated.

How does hybrid working change the number?

If only part of the team is in on a given day, you can share desks. The calculator applies a 70% ratio for a 3–4-day hybrid pattern and 50% for mostly-remote teams; meeting rooms and support areas are still sized on the full headcount because everyone comes in for the same events.

Is the result the size of office I should rent?

It is a planning estimate, not a survey. Real floor plates have columns, cores and odd shapes, so allow the ± band shown and ask us for options — we match the programme to actual managed offices and bare-shell floors in your city.
