Why we verify
A virtual office is only worth anything if it survives a visit.
GST officers can physically verify a premises before approving a registration (CGST Rule 25), and the Registrar of Companies can do the same for a registered office (Companies Act s.12(9)). An address with no name board, no one to receive the officer, or paperwork from someone who does not control the premises gets the client rejected — and gets the address blacklisted. That is why we verify ownership or licensing rights, insist on signage and mail handling, and only list premises we or an exclusive partner control. What partners ask before listing.
Is there a listing fee or a subscription?
No. Listing is free. For occupancy leads you deal directly with the customer on your own terms. For virtual office clients, SimplySetup bills the client and pays you a share every month; the terms are agreed in writing before your first client.
How much can I earn from virtual office clients?
It depends on your city, locality and how many clients we can place at your address. Clients pay SimplySetup ₹399 to ₹899 a month, billed annually, and renew at a discount, so the income is recurring. We share the payout structure on the partnership call rather than publish one number that may not apply to your location.
Will virtual office clients sit in my space?
No. A virtual office client uses your address for registration, invoices and mail. They do not get a desk, a seat or access unless you separately sell them one. What you provide is the signed agreement and NOC, a name board at the entrance, and mail handling.
What if a GST or ROC officer visits?
You show them the name board and the client's agreement, which we keep on file with you, and let us know. Our team coordinates the rest with the client. Officer visits are routine when the paperwork is in order — the address is on the certificate precisely so it can be checked.
Can I say no to a client?
Yes. Every client is KYC-verified before we send you an agreement, and you can decline any one. Tell us the maximum number of virtual office clients you are comfortable hosting and we will keep to it.
I lease my premises — can I still list?
Yes, if your lease permits sub-licensing or your landlord consents. We ask for the lease and, where needed, the landlord's consent, so that the agreement chain (owner → you → client) is complete. This is what an officer checks.
How do occupancy leads reach me?
Through your partner dashboard and by e-mail, with the enquirer's requirement. You reply directly, arrange the tour and close on your terms. We ask only that you respond within a working day.
Do I need to be in a metro?
No. Demand for GST addresses follows where businesses register, which includes tier-2 cities and industrial districts. If you are the only verified address in your city, you are often the address every seller registering there uses.
